The Malcolm Clair Residence, built 1912, represents the extension of residential development north of the Bow River during Calgary’s first population and building boom of 1907–13, and the development of Hillhurst, one of Calgary’s earliest neighbourhoods north of the river. This modest, practical house is typical of the many built by speculators for working/middle-class residents in this neighbourhood and throughout the city during this period. (Symbolic Value, Community Significance)

The dwelling is a good representative example of an Edwardian Gable-Front house, a common pre-WWI style in this neighbourhood and elsewhere in Calgary, retaining excellent exterior integrity. (Style Value, Community Significance)
